Everything people actually ask about a bid.

Do you provide fixed-price bids?
Yes — fixed bids are the default. Every scope of work we quote comes with a hard number, a line-item breakdown, and a schedule. Time-and-materials is reserved for genuine unknowns (deep-cut renovations where the wall might hide anything). If your scope has T&M in it, we'll flag exactly which line items and why.
Do I own the drawings, permits, and closeout docs?
Yes. Final permits, warranties, closeout binders, and any project-specific drawings transfer to you at final payment. If we prepared design-assist drawings, you own those too. We keep archival copies for our records; you get the originals.
What if I need something that isn't on your services list?
Ask. Our list covers 90% of what commercial, industrial, and residential clients need. Anything outside it, we'll tell you honestly whether we can self-perform or should bring in a specialist trade partner. Either way, it stays under one contract, one PM, one point of accountability.
Can we scale the scope up or down mid-project?
Change orders happen; how we handle them is what matters. Every change gets a written change order with a fixed cost and a schedule impact, signed before work resumes. No surprises on the final invoice.
What warranty do you offer after completion?
One-year workmanship warranty on every trade we self-perform. Material and manufacturer warranties pass through to you in the closeout binder. If a defect is on us, we come back and fix it — full stop, no invoice.
Do you require a written contract?
For every project over $5,000, yes. Standard AIA-style contract or a plain-English version — your preference. Under $5k, a signed one-page scope-of-work with milestones is enough. It protects both of us.
How does payment work?
Milestone-based, not time-based. Typical schedule: 15% deposit at signing, 25% at material delivery / demo, 40% at rough-in complete, 20% at final walk-through. Progress payments align with visible milestones, so you're never paying for work that hasn't happened yet.
Do you take rush jobs — and what does that add?
Yes, when the calendar allows. Rush work runs 15–25% above standard bid, depending on trade availability and material lead time. You'll see the rush premium as its own line item — not folded into the base — so you know exactly what you're paying for.
